| Hello,
We are thinking of buying a static caravan possibly on the Haven/British Holidays site in Berwick upon Tweed.
We'd like to hear from anyone who has bought one. Was it a good experience, benefits and pitfalls, etc..

| Never been involved with caravans before but I do know Northumberland and the main problem that I would say is that is has 10 months bad weather and 2 months average weather...hehe.
But then it's not always about the weather as there's lots to do in average weather as well.
But you do get a cold cold cold easterly winter wind.......bbbrrrrrrr

| Hi I own a small caravan park in cumbria just remember caravans depreciate like cars and make sure you have all caravan park rules and regulations in writing and speak to a few different caravan owners on the park and find out if you can sublet or sell the caravan yourself on site and what age it has to be removed from the park if you need to know any more please ask.

My manager and his wife has a carvan at Berwick and they love it, they have advertised it and rented it out for the first time this year themself's and its all went well so far, its even paid off the site fees which are over 2,000 a year and then you have water rates electricity gas and council tax to pay, not putting you off i hope, the only thing is they dont supply is passes for the complex and what i hear is they are really dear. but you have to tell the people before the deal, being up front is the best policy. but as the guy that has a site in cumbria says take his advice 100%, dont let the sales staff pull the wool over your eyes and read everything they give you before you sign.
me and my wife have a static at saltcoats in scotland the sites called Sandylands and without going into it too much we are disapointed with it well with Park Resorts really so we are going to move after ewe get money thats owed to us to put it mildly they robbed us. so if anyone can recomend a good relaxing site we would be happy to check it out. i hear Cumbrias really nice.
well good luck if you go for it and use it to your hearts content its the only way you get your moneys worth.

I would like to say i have purchased a static caravan from the great british parks as it become park resort.
to be honest it was the worst thing i ever done, there prices are very high and they dont display the price either ,so it seems the price could be pulled out of the hat as, as there is no law on set pricing
i purchased mine only later to find out i was over charged. it was 2 years old and i still payed brand new price, then within 10 months it lost approx 9 to 10000pound. i payed 17300 approx and 3 years down the line they say it is worth 3500 yet it still looks new .
so my advise would be to shop about and look hard and to avoid park resorts, once they have your money the service is poor the clubs are poor and there only interested in the touring people to get there money . i was charged for 2 sets of steps when there was only one door , brand new extingiusher and got a second hand one plus other things like a second hand smoke detector , when i payed for new .
so look hard and really look at what your paying for

| WE BOUGHT CARAVANS ON HAFAN Y MOR AND ALTHOUGH LOVELY AND CONSTANTLY LET OUT THE SITE FEES AND BILLS YOU NEED TO CLEAR AT LEAST 4 GRAND WE THEN BOUGHT EAST COAST AND VAN WAS A 1/3RD CHEAPER AND LESS GROUND RENT TOO

| yes cumbria is very nice our site is very quiet so not suitable to all its mainly older people from towns that just want to relax as the nearest pub is 3 miles away and nearest shops are 7 miles away, these things do reflect on the price of rent and rates , sites with lots of amenities charge alot more as do sites near th coast. All these things have to be thought about before you buy also if you want a good rental income you will need to be on a site with more amenities or at least close to them and make sure sub letting is permitted. Im guessing you may have bought one by now chief hope it all went well.

| Check out the site fees and see how often they will rise. Also if you can hire out to friends and family as some dont allow this.

| Does anyone know of anybody that buys static caravans please? mine is double glazed and the site are going to charge me £528 to take it to the top of the road they say only they can do it because of insurance purposes.it's in very good condition and has 3 bedrooms and is being sold furnished because site fees are too much.Thanks

| My Advice is DON,T buy from Park Resorts.The Sales reps are well
trained in Lying through thier teeth to make a sale but once you sign
on the dotted line your at the mercy of Park Management and believe me they rip you off something rotten.Most have no respect for Owners.Rediculous Site Fees,Gas at above retail prices,and you could wallpaper a four bedroomed house with the Pitch Licence..You won,t see that till the deals made.
Try asking to look at Park Rules and Pitch Licence before you buy, they will not show these up front.Take my word your caravan within sixmonths of Purchase will be worth less than half should you want to give it up.Roughly need around £4Grand to cover Expences many of which go up at ;Managers Discretion:.
Best to hire atleast you can walk away with money in your pocket.
Take some advice from Owners already on Park and be wary of the
ones that have been;Handpicked;I,m at ChurchPoint in Northumberland it was a lovely Park still is but the Company and Management have let it down.As new owners come on they regret buying because of the way they are treat.

| dont you be mugged , i lost £16,000 in one year , it cost me £27.000 . and i got £11,000 a it a year later. they told me they would rent it out , and that would cover the running cost like ground rent , but what they dont tell you is that cost go up every year . gound rent went from £3,000, to £4.500 in 2 years, and any damage ,is down to you , even if they let it out for you , dont get mugged like i did ,this all happen at rockley park in poole dorset ,

| i totally agree with all comments regarding PARK RESORTS from management all the way down to staff, once they have your money, your a nobody, till the next bills due, parks have all dropped in standard, and rules get made as they go along. look elsewere if you want to enjoy caravan life, PARK RESORTS HAVE KILLED THIS. you have been warned.
